From approximately 1998 to 2003 individual investors did well in the UK residential buy-to-let market. House purchase prices were low (even thought they didn’t seem so at the time) and rental yields were good. Particularly with properties near provincial universities; groups of students, each paying £40 a week per room for 11 months of the year, provided owners (often parents) with a healthy income and great investment yields. Depending on when and where you bought, yields were as high as 15%.
So what went wrong? More and more people, worried about their lack of pension, entered the buy to let market driving prices up. And with more choice, students chose to live in the ‘nicer’ properties driving rental income down.

Business savvy investors switched to buying commercial premises to let. Many small to mid sized firms employing up to 250 people, prefer to keep their capital and business borrowing capabilities in tact to fund their core business. So they rent.
